4.48± acre Lake Community lot – AP#061-650-010-000 (as shown in photos). OWNER MAY CARRY! Rare opportunity to own a scenic parcel within the Lake Madrone community, located just above the base of the Sierra Nevada foothills. This 4.48± acre property fronts Oro Quincy Hwy with a tax record address of Pavlik Pines Road. While it may not appear to be part of the Lake Madrone community at first glance, it is included and offers full access to the private lake amenities. Situated on the opposite side of Oro Quincy Hwy from the lake itself, the land rests on a gently rolling hillside just above Lake Madrone, providing privacy, space, and mountain views away from the cluster of cabins and homes. This is a true blank slate with no well or septic currently installed, both will be required, allowing a buyer to develop according to their own vision. The terrain offers multiple potential building sites and creative options for pad placement among existing trees and natural foliage. Ownership includes access to Lake Madrone, a private lake reserved for property owners featuring beach areas, BBQ and picnic spaces, basketball and recreation areas, and a boat launch with boating permitted. The lake is known for its peaceful setting and fishing opportunities including largemouth bass, bluegill, sunfish, channel catfish, brown bullhead, and occasional trout, making it an ideal spot to relax, fish from shore or boat, and escape the city pace. Although the community is gated, this parcel is located outside the gate while still benefiting from full lake access rights, including gate keys and remotes. There is no HOA, however there are community Rules & Regulations along with annual tax assessments that support maintenance and upkeep of the lake and shared areas. Private water rights are available through the community, though connection to this parcel may be impractical and a well is likely the best option. Conveniently located just over 13 miles to Lakeside Market and into Oroville for amenities, fuel, and services, and a short drive to Lake Oroville, its marina, and additional outdoor recreation. Bucks Lake is also just over 45 minutes away. Seller may consider owner financing with a decent down payment on negotiated terms, buyers to consult with their agent. A unique chance to own acreage with lake access, natural beauty, and development potential in a private foothill setting. Annual Lake Madrone 3.25% land value tax assessment; $250 Lake fee and $35 security fee.
